Renovating in Queens
Queens has more housing variety than any other borough, and that variety changes how a renovation actually runs. Co-ops and condos come with board approval on top of DOB permits, and skipping that step, or starting one process before the other, is one of the most common causes of delay we see. Board approval typically has to run alongside the DOB filing rather than after it, and we manage both tracks at the same time to keep paperwork from becoming the bottleneck.
Single-family and attached homes in neighborhoods like Bayside, Douglaston, and Forest Gardens bring zoning and lot coverage into the picture, and sometimes landmark or historic district rules too. In apartment buildings and co-ops, the paperwork looks different: property managers need to sign off, work has to fit around shared systems, and residents are living in the building the whole time.
Most interior renovation work in Queens falls under an Alteration Type 2 (Alt-2) filing with the DOB, covering changes that don't affect the building's Certificate of Occupancy. Structural changes, additions, or basement apartment conversions can require a different filing type and additional review. Skip the right permit and the problems show up later, at resale or as an open permit flag on a title search, which is why every project we take on gets filed and documented properly from the start.
